Following the release of August inflation data by the Turkish Statistical Institute (TurkStat), the official maximum rent increase rate for September has been confirmed.

With the publication of these latest economic indicators, the attention of landlords and tenants renewing their lease agreements this month has once again turned to the legally permissible indexation limit.

Following the expiration of the previously implemented 25% temporary cap, rental growth calculations have reverted to standard statutory procedures and continue to be based on the 12-month average Consumer Price Index (CPI). According to TurkStat's latest figures, the maximum rate applicable to both residential and commercial properties for September 2026 stands at 31.79%.

Parties renewing their lease contracts during the current month are legally restricted from exceeding this threshold. However, by mutual agreement, landlords and tenants remain free to set an adjustment percentage below this official ceiling.

Below is a practical example demonstrating how the maximum rate of 31.79% affects monthly rental payments:

  • Current Monthly Rent: 30,000 TRY

  • Adjustment Rate (31.79%): 9,537 TRY

  • New Monthly Rent: 39,537 TRY
