Annual property tax guide for owners in Turkey

1. What is property tax in Turkey?

All property owners (homes, commercial units, land, and plots) must pay an annual property tax. The tax is calculated on the cadastral value recorded on the title deed.

Each property is taxed according to its own registered value.

2. How are rates determined?

Rates vary by property type and the local municipality:

  • - Residential: 0.1% – 0.2%
  • - Commercial: 0.2% – 0.4%
  • - Land / Plots: 0.3% – 0.6%

Municipalities may update these rates yearly.

Your Reptur consultant will confirm the current rate for your location.

3. How to pay

You can pay your property tax via:

  • - The municipality office where your property is registered
  • - The municipality’s official website
  • - e-Government (e-Devlet) portal or mobile app

You’ll be asked for your original title deed or a copy.

Even if you are abroad, you can complete payment online.

4. Who must pay?

The person listed as the legal owner on the title deed pays the tax.

If the owner isn’t in Turkey, a representative with a notarized power of attorney can make the payment.

5. When to pay and installment options

Payments are typically once per year:

  • - One lump sum (between March–May), or
  • - Two installments:
    • - 1st by end of May
    • - 2nd by end of November

Paying on time helps you avoid interest and penalties.
